Ask About Lake Bonavista

Is Lake Bonavista right for you? The short answer

Lake Bonavista suits buyers who want a mature lake community close to the Red Line. It was Canada’s first man-made lake community, finished in 1968, and 77% of homes were built 1961–1980. Budget for updates: aluminum wiring, asbestos-era materials and thin attic insulation are common at this age.

Living in Lake Bonavista

Lake Bonavista is one of Calgary’s original lake communities and remains a benchmark for established South Calgary living. Buyers are often drawn to its mature streets, larger lots, and private lake lifestyle.

The community offers a settled feel that newer areas can’t fully replicate: mature trees, established homes, convenient amenities, and access to parks and recreation. It can be especially appealing for families who value both lifestyle and long-term neighborhood stability.

Because homes vary significantly in age, condition, renovation quality, and location, local context matters. Evaluating Lake Bonavista well means looking beyond surface finishes and understanding lot value, renovation potential, and resale demand.

Parts of Lake Bonavista worth knowing

Anderson Road and Canyon Meadows Drive
The north and south edges, with Avenida and the Lake Bonavista Promenade as the shopping hubs.

What I check in Lake Bonavista homes

Built: 1960s – 1980s. These are the things homes of this age tend to cost buyers after possession.

  • Aluminum wiring

Aluminum branch wiring went into new homes from about 1965 to 1974, and the risk is loose connections that arc. It doesn’t mean walking away; it means an electrician’s assessment and reworked connections, which I like priced before we firm up.

  • Asbestos in pre-1990 materials

Health Canada says to assume vermiculite attic insulation may contain asbestos and leave it undisturbed. Alberta Health Services also lists drywall mud, textured ceilings and older floor tiles in homes built before the early 1990s. That matters most if you plan to renovate, because testing and abatement come before demolition.

  • Attic insulation

Current code calls for about R60 in the attic, and older batts slump over time. A look at the depth tells you whether you’re buying a comfortable house or a heating bill, and topping it up is one of the cheaper fixes on this list.

  • Grading at the foundation

After decades, the ground beside a foundation often settles back toward the house. The City’s guide calls for a 4% slope away from the walls for the first 1.2 metres and downspouts extended 1.2 to 1.8 metres. I walk the perimeter and note which corner of the basement smells different.
